म जग्गाधनीसँग एउटा जग्गा किन्न गइरहेको छु। उनको ठाउँ 'A' मा ३ रोपनी जग्गा छ र तराईको ठाउँ 'B' मा ८ रोपनी जग्गा छ। उनका ४ जना छोराहरू छन्, जसमध्ये २ जना नेपालमै छन् र मालपोत गएर हस्ताक्षर गर्न तयार छन्, तर २ जना विदेशमा छन्। म ठाउँ 'A' बाट २ रोपनी जग्गा किन्न चाहन्छु, तर मलाई ४ जनाकै सहमति (मञ्जुरी) चाहिन्छ। विदेशमा भएका २ जना छोराहरूले आफू बस्ने ठाउँबाट राजदूतावास धेरै टाढा भएको र दूतावास जाने समय नभएको बताएका छन्। तर उनीहरूले कागजमा हस्ताक्षर गरेर, स्क्यान गरी हामीलाई पठाइदिन सक्ने बताएका छन्। यो समस्यालाई मैले कसरी समाधान गर्न सक्छु ताकि पछि उनीहरू नेपाल फर्किएर मविरुद्ध मुद्दा हाल्न नसकून? कृपया मलाई मद्दत गर्नुहोस्।

Hi Mero 2 ta mummy xan,2tai ko 2-2 ota santan xan.Kanxi mummy ko xori le bhagi bibaha gareko almost 5-6yrs vayo but marriage registered xaina.uniharu husband wife india bsxan.Ahile ansa vanda ko mudda chahiraxa adalat ma. kanxi mummy le aafni xorilai yo ta unmarried ho vanera adalat ma anshiyaar pesh garera nepal bolaunu vako xa. hamisanga uniharu husband wife ko sindur haleko yeta uta ghumeko photos jati pani xa. but kanun le marriage certificate matra praman manxa ki photo haru pani manxa? Ani aarko kura,ma chahi jethi mummy pattiko xori ra ma married xu. maile ma afai kam garera khanasakxu ,malai buwako ansa chaidaina vanera ansiyaar ta basina tara yesari ta kanxi patti ka le 4 vag(buwa,aama,xora,xori) ani jethi pattikale jamma 2vag(aama ra xora) paune dekhiyo. Which is unfair. Mero bihe vako 3 yrs vayo.anshiyar ta ma pani basna pauxu but mero private job le ma ahile diffrent district ma xu ra adalat ko harek tarikh ma present pani huna sakdina because of distance and travel issues as currently doctor denied me to travel. So what could be the genuine suggestion ? k kanxi pattikale 4jana ko vag ra jethi pattikale 2vag matrai paune hun ta?

How can we recover our trace map...

In dhulabari, we had bought a land 8_10 yrs ago and when applied for bank loan we found that the land doesn't have trace map.The land has lalpurja, map and tax receipt but doesn't have trace map...in trace map it is shown as the part of river of public property but physically river isn't present and during query they said that due to the absence of owner during the survey it happened.and when contacted with malpot adhikirit shows no support even mayor of dhulabari tried to support but wasn't able ..how can we recover our land and what Is the legal procedure...can you help me with it..

मेरो एक भाइ र एक बहिनी छन्। हामी एउटै घरमा बस्छौँ र अर्को बहिनीको विवाह भइसकेको छ। अहिले हामी पितृ सम्पत्ति बाँडफाँड गर्ने सोचमा छौँ। के यसको लागि मुद्दा दायर गर्नु पर्छ वा आपसी सहमतिमा पनि गर्न सकिन्छ? र के विवाह भइसकेकी मेरी बहिनीलाई पनि अधिकार हुन्छ?

My father is the eldest among five brothers. Do his younger brothers have any legal right to demand a share in it, simply because my father is the eldest and that makes them eligible to demand share?

He purchased property in his own name using his personal income before 2017, and the land ownership document (Lalpurja) lists only his name. Can this be considered self-acquired property under Nepali law? P. S: The property is solely purchased by my father.

My grandfather has been sick for few months now. I want to take him to KTM for better treatment but he only has few plot of land in village the value of land is not much. Can he sell the land as per his will or has to give his self earned property to his 3 son.

Hi Sir/Mam,

I have small query regarding Ancestral Property. Any advice would be appreciated.

Can a third marriage window (no kids of her own) after acquiring Ancestral Property from her Father-in-Laws sell her acquired lands without consent of her brother-in-law or step-daughters?

And who will be the legal heir of her lands?

How can the name be returned back from sons to Father's generation and made only in own name?

Godul Dhoj  and Bhim Bahadur are brothers of same father.  There was a land in the name of my Grandfather  Khil Bahadur  Son of Godul Dhoj) and Hari Bahadur Silwal ( Son of Bhim Bahdur) as shown in the field book of Malpot. Similarly, it was told that they had taken a loan from Arjun Khatri. It was paid but the necessary document work was not done and Arjun Khatri died after few days. Hence, work was pending. Later Hari Bahadur made it in his name. He got it in his name from Bhim Bahadur Silwal.  Then the land seems to have been passed to Masali Silwal his wife after his death and even Madhu Silwal the son.  How can Hari Bahadur make his only name so easily?
