Ancestral Property Query

Hi Sir/Mam,

I have small query regarding Ancestral Property. Any advice would be appreciated.

Can a third marriage window (no kids of her own) after acquiring Ancestral Property from her Father-in-Laws sell her acquired lands without consent of her brother-in-law or step-daughters?

And who will be the legal heir of her lands?

How can the name be returned back from sons to Father's generation and made only in own name?

Godul Dhoj  and Bhim Bahadur are brothers of same father.  There was a land in the name of my Grandfather  Khil Bahadur  Son of Godul Dhoj) and Hari Bahadur Silwal ( Son of Bhim Bahdur) as shown in the field book of Malpot. Similarly, it was told that they had taken a loan from Arjun Khatri. It was paid but the necessary document work was not done and Arjun Khatri died after few days. Hence, work was pending. Later Hari Bahadur made it in his name. He got it in his name from Bhim Bahadur Silwal.  Then the land seems to have been passed to Masali Silwal his wife after his death and even Madhu Silwal the son.  How can Hari Bahadur make his only name so easily?

Property claim by separated brother

Hi,

My father had 2 sons. Me and my brother. But when I was 7 years old, my elder brother was adopted by a distant grandfather who has now died and my brother took all his funeral works and also inherited all his property. For more than 4 decades, he has not visited father once and never took part in any of family functions. Testimonies say when he went; he and father said they are like dead for each other. During this time, I was the only one to take care of father, treated all his illness, financing all his functions and all the properties.

Now there has been rumors that he and his son is planning to claim my father's property which is still in the name of my father. Meanwhile, my father was planning to do "bakas patra" of his property to me, but has not done yet.
I'm very concerned and would hope some expert advice what possible options do I have to protect my father's property being shared.
